October 7, 2026 — Mandarin Oriental and developer Swire Properties broke ground on October 6 on a new Mandarin Oriental, Miami hotel and residences on Brickell Key. Completion is expected in 2030.
The project replaces the original Mandarin Oriental, Miami. That hotel and its parking structure were brought down by controlled implosion on April 12, 2026. Miami has no Mandarin Oriental hotel until the new one opens.
What is being built
Kohn Pedersen Fox designed two towers. Moss is the general contractor.

The new hotel has 121 rooms. Florida YIMBY describes it as the brand’s North American flagship. Mandarin Oriental says dining will draw on chefs from its hotels in Tokyo, Costa Navarino, Bangkok, Shenzhen and Vienna. Restaurant names have not been announced.
Residential sales have passed $1.7 billion. Florida YIMBY reports the South Tower is 80% sold and the North Tower 25% sold.
Swire Properties chief executive Tim Blackburn called the groundbreaking “another important milestone” in the company’s plans for Brickell Key.

What it means for airline travelers
- Nothing to book yet. The hotel is about four years away. No reservation date has been announced.
- The old hotel is gone. If you stayed at the Brickell Key Mandarin Oriental on past Miami layovers or trips, it no longer exists. Other Brickell and downtown hotels are the alternatives until 2030.
- It will be much smaller. At 121 rooms, the new hotel will be a small luxury property. Expect high rates and limited availability when it opens.
- Miami (MIA) is the closest airport. Fort Lauderdale (FLL) is the usual backup for standby travelers.
- Industry rates: nothing has been published for this property.
